Finding Tenants Only

lf you decide upon self—management of your property, but are finding it increasingly difficult to find the appropriate tenants, with much needed suitability, NO need there is help at hand with our find a tenant only service, this shall include advertising your property in the media, the
accompanied showing of your property, and the taking up of references as well as to include credit checks, contracts {tenancy agreements), service letters i.e. gas, electricity etc, plus a complete inventory listing all fixtures,
fittings, furniture and effects. This service will cost you the equivalent of one months' rent.

Full Management Service
This service is the preferred route by most prospective Landlords, as this offers very little complication for the Landlord and gives peace of mind knowing that all regular properly checks are carried out by experienced staff and when a plumber or electrician is required, the work is carried out to a high standard and that SEERS BERKELEY LTD are always at hand to help. At only 11%% commission per month, you cannot afford to miss out on this excellent service.

Legal Fees
There is a charge of only ?40.00 for the Assured Shorthold Tenancy agreement to be drawn up. For this we arrange three separate contracts, one for you the Landlord, one for the Tenants and one for us. Should you require us to serve the appropriate legal notice for possession (quit), the law quite clearly states that the tenants must be given TWO months' written notice, this allows the tenants to find suitable alternative accommodation — a small fee of ?45.00 will be incurred for this.

FURNISHINGS

Unfurnished The properties classified as unfurnished should contain little or no contents, there should however, be carpets, net urtainslwhere applicable), standard curtains throughout and all fittings i.e. kitchen cupboards etc. This particular method of renting is the ’norm' as there are likely to be less to repair/maintain throughout tenure.

Furnished ln a property termed as furnished you the landlord must provide everything deemed as ecessary to live comfortably, from having beds in all bedrooms, to ensuring there is a washing machine, full sets of crockery/cutlery, indeed every item you would find in your own home, exceptions being (ornaments etc.), The main disadvantage to letting as furnished is that every item has to be maintained in working order, and some up to legislation standard — by YOU the landlord.

Soft furnishings
All soft furnishings left inside any properties including beds, ofas/suites etc, should comply with the following regulations THE FURNITURE & FURNISHINGS (fire, safety, amendment) regulations 1993.
THE FURNITURE & FURNISHINGS (fire, safety) regulations 1988. and CONSUMER PROTECTION ACT 1987.
SHOULD ANY ITEM NOT CARRY THE APPROPRIATE BRITISH EUROPEAN SAFETY KITE MARK OR EQUIVALENT THEN REMOVE THIS ITEM PRIOR TO LETTING AND/OR INVENTORY BEING COMPILED
